Frequently asked questions

Straight answers about what a DeedScout Ohio report is and isn't.

Is this a title search?

No. It's research pulled from public records. It's not a title search or title opinion, and it's not legal advice. If you're serious about a property, call a title company or an attorney before you close. The report helps you figure out what to ask them.

Do you search for liens?

No, and I want to be straight about that. The report gives you the official links for the recorder, court, lien and probate searches so you or your title company can run them. What it does show is the county auditor's tax and delinquency info and whether the parcel shows up on a sheriff or tax sale list.

Is the value in the report an appraisal?

No. You'll see the county auditor's values (what the county uses for taxes) and some nearby recorded sales. The nearby sales are labeled “estimate, not an appraisal.” I don't tell anybody what a property is worth or what to bid.

How fast do I get it?

Within 24 hours. I review every report myself before it goes out, so I don't promise anything faster than that.

Which counties do you cover?

Full Standard Reports are Scioto County only right now. Franklin County is in progress. If your property is somewhere else in Ohio, join the waitlist and pick your county. That tells me where to build next.

Can I order today?

Not yet. Checkout isn't open. Join the free waitlist (just your email) and you'll get an email when ordering opens.

What's the photo check?

If you send photos of the property, I'll note what can be seen in them, like the roof, siding or yard. It's visual observations only, not a home inspection. It's optional.

Can I see a sample first?

Yes. There's a real Standard Report on a Lucasville parcel on the sample report page, with the data as of October 23, 2026.

Why is it so cheap?

It's a first look, not a title search. The Standard Report is a $9 launch price (regularly $12). It's meant to help you cross off the obvious messes before you pay for the expensive stuff.

What about the Deep-Dive, the Sale List Screener and the plans?

They're coming, but they aren't ready yet, so you can't order them today. I'd rather get them right than rush them out. The Deep-Dive will be $19 at launch (regularly $24), the Screener $19 per list, a 25-report pack $39, and the Investor plan $29/month or $249/year. Join the free waitlist and we'll email you when they're ready.

Which sale lists does the sale-list check look at?

The Scioto County Sheriff's posted lists: the foreclosure (online auction) list and the delinquent tax sale list. Posted lists may not show withdrawals or cancellations, so confirm with the sheriff's office before sale day.

Will this tell me if a mortgage or lien survives the sale?

No. That's a title question. The report gives you the links to the recorder and court searches, and a title company or attorney can tell you what survives.

Do I still need to do my own homework?

Yes. Rules change and records get updated. Check with the sheriff's office before sale day, run the recorder and court searches (the links are in the report), and talk to a title company or attorney before you buy anything.
