Terms of use

Last updated October 23, 2026.

These terms cover your use of deedscout.us and DeedScout Ohio reports. DeedScout Ohio is a product of Ridgeline Apps LLC, an Ohio limited liability company (“we”, “us”). By using the site or ordering a report, you agree to these terms.

What a report is

A DeedScout Ohio report is research compiled from public records and third-party data as of the dates shown. It is not an appraisal or opinion of value, a title search, a title opinion or title insurance, a survey, or a home inspection, and it is not legal, tax, insurance or lending advice. Nearby sales are an estimate, not an appraisal. Photo checks are visual observations, not a home inspection. The report does not search liens, deeds, court or probate records; it gives you links to the official searches.

Your responsibility

Public records can be incomplete, out of date or wrong, and sale lists can change without notice. You are responsible for verifying anything that matters with the county offices, the court, the sheriff's office and a title company or attorney before you bid, buy, lend or rely on a report. Decisions you make are your own.

Ordering

Ordering isn't open yet. When it opens, prices will be shown before you pay, each Standard Report covers one parcel, and delivery is within 24 hours after a person reviews it. Reports are only offered for counties we've built (Scioto County today).

Use of reports

Reports are for your own use in evaluating a property. Don't resell or republish them in bulk, and don't use them to make decisions about a person's eligibility for credit, insurance, employment or housing.

Acceptable use

Don't misuse the site: no scraping in ways that overload it, no attempts to break its security, and no false or abusive submissions.

Limitation of liability

To the fullest extent the law allows, the site and reports are provided “as is” without warranties of any kind, and our total liability for any claim related to a report is limited to the amount you paid for that report. We aren't liable for indirect or consequential losses, including losses from bidding on or buying a property.

Not affiliated

DeedScout Ohio is not affiliated with any county office, the Scioto County Sheriff, or deedscout.app.

Governing law

These terms are governed by the laws of the State of Ohio.
